The terms that apply when you book a verification check or use the Sublet feature on Moyosore.
By requesting a verification check, or posting or responding to a sublet listing, whether through this website, WhatsApp, or email, you agree to these Terms of Service. If anything here isn't clear, contact us at verify@moyosore.de before booking.
Moyosore reviews a rental listing and the landlord or agency behind it, and provides a written verdict: safe to proceed, proceed with caution, or documented reasons to walk away. Depending on your chosen tier, this includes a listing authenticity check, a landlord or agency identity check, and, where booked, an in-person inspection. What we provide is a professional opinion based on the checks we carry out, not a guarantee that a property or landlord is free of risk, and not a substitute for your own judgement or independent legal advice.
Moyosore also lets people post or respond to sublet listings through our Sublet page, free of charge. Posting a listing sends your details to our team via WhatsApp so we can personally connect you with someone looking for a similar arrangement, it does not, on its own, mean we have verified the listing, the poster's identity, or that the poster has obtained the landlord's permission required to sublet under German law (§540 BGB). By posting a sublet listing, you confirm that the information you provide is accurate, that you have the right to share any photos you attach, and that you have obtained, or will obtain, the necessary written permission from your landlord before subletting. Moyosore is not a party to any sublet arrangement made between users and is not responsible for the accuracy of listings, the conduct of any party, or the outcome of any tenancy arranged through this feature. A listing can optionally be checked under our paid Moyosore Verified add-on, see Pricing, listings that have not been checked are shown as unverified. We may decline to forward, or may remove, any listing at our discretion, including where it appears fraudulent, discriminatory, or otherwise inappropriate.
Basic Verification covers landlord identity and listing authenticity, with a target turnaround of 5-7 business days. Express Verification covers the same checks on a priority basis, targeted at 3-4 business days where the landlord's responsiveness allows. Comprehensive Verification adds a detailed written report and recommendations, targeted at 1-2 business days. The in-person inspection add-on is available in Berlin, Potsdam, and Hamburg only. Turnaround times depend partly on how quickly a landlord or agency responds to us, so stated windows are targets rather than guarantees.
A booking fee of €5 is due when you submit a verification request. It confirms your place in the queue and covers our initial review. The remaining balance for your chosen tier, plus any add-ons, is due before we release your written verdict. Payment is processed securely via Stripe (card and other major payment methods). The booking fee is non-refundable except where Section 6 applies.
If we can't deliver a verdict within the promised timeframe due to a delay on our side, we refund the full fee, including the booking fee. If a landlord or agency doesn't respond at all after reasonable attempts on our part, we'll let you know as soon as that's clear, refund the balance portion of the fee, and retain only the €5 booking fee to cover work already carried out. If you cancel a request before we've begun work, we refund everything except the booking fee.
You agree to provide accurate information about the listing, including a working link or reference and any landlord or agency contact details you have. Our checks rely on what you give us, and gaps or delays in that information can affect turnaround times and, in some cases, whether we can complete a check at all.
A positive verdict from Moyosore reduces the risk of proceeding with a listing; it does not eliminate it, and we cannot control or guarantee a landlord's behaviour after you've signed a lease or paid a deposit. Our liability for any claim relating to a verification is limited to the fee you paid for that verification. For the free Sublet feature, where no fee is paid, our liability is limited to correcting or removing a listing on request. We are not liable for indirect or consequential losses, including a deposit paid to a landlord after we've delivered our verdict, or events that occur after a lease is signed.
The written verdict and any report we provide is for your personal use in deciding whether to proceed with a specific listing. Please don't republish, resell, or share it outside that purpose.
These Terms are intended to be governed by the laws of England and Wales, reflecting SPEED-IT DIGITAL TECHNOLOGY LTD's UK registration. Because Moyosore serves consumers based in Germany, mandatory consumer protection rules under German and EU law may still apply regardless of this choice of law: this is a point we are flagging for legal review rather than resolving ourselves. As set out in our Impressum, we are not willing to participate in dispute resolution proceedings before a consumer arbitration board.
We may update these Terms as the service develops, particularly as we finalise payment processing and refine our turnaround commitments. The version published on this page at the time of your request is the one that applies.
